Many older houses have kitchens that are too small for modern living. In some houses it may be possible to expand the kitchen into the rear garden with a single storey extension. In other cases a small kitchen can be combined with a dining room to form a more convenient kitchen/diner. Another option is to create a utility room in another part of the house and remove some of the appliances from the existing kitchen so freeing up space for other appliances. An example maybe moving a washing machine from the kitchen and replacing it with a dishwasher.
Some kitchen companies provide a free design service but of course this free design service is built in to the cost of their products. When you use a free design service you are likely to obtain a design that is tailored to particular products and is unlikely to include any of the more radical design options.

Introduction
Planning permission
Unless the kitchen is extended outside the existing footprint of the house it unlikely that any planning permission will be needed for a kitchen renovation project. Even where a kitchen is extended outside the existing footprint it may be possible to build the new kitchen under the ‘Permitted Development’ regulations.
Building Control Approval
Many kitchen renovations will require Local Authority Building Control Approval, in particular approval will be required if any structural work is undertaken or if any new external walls are created. Approval will also be required if new drains are created or the plumbing is extensively remodelled.
Any gas piping modifications will have to be carried out by a ‘Gas Safe’ registered person and any electrical wiring modifications or additions will have to be carried out by an electrician who is ‘Part P’ registered.
